River Village

River Village the center of Verandahs community activities is individual building linked by walkways that tie into the more than nine miles of pedestrian walkways and fitness trails at Verandah, including a river walk and bicycle paths. Oak Park with hundreds of live oaks and sabal palms is beautiful enough to be a popular location for weddings. The community Tree House and Nature Center – provides a scenic 500-foot River Village. Amenity buildings within River Village include: The Golf House, Verandah’s pro shop and the River House featuring Alligator Pear riverside Restaurant, Jesse Fish Lounge and outdoor deck overlooking the beautiful Orange River.

Golf

verandah golfOld Orange, Verandah’s first 18-hole championship golf course, opened in late 2003, along with the 3,200-square-foot Golf House pro shop. Inspired by the spectacular oak trees throughout the site, award-winning golf course architect Bob Cupp has created Old Orange in the image of timeless, classical courses like Winged Foot and Oakmont that were created in the 1910s and 1920s.

 

Jack Nicklaus and Jack Nicklaus II have designed the second 18-hole championship golf course at Verandah. Whispering Oak gives the challenge of compact greens and plenty of new challenges.

 

"A golf course without interesting greens is almost defenseless because of todays technology," says Nicklaus II. "The subtle changes in green elevations and creating small pin placements within the green allow us to put some teeth back in the golf course. The course also has a lot of natural elements. There were a number of pockets of large oak trees we were able to use in the look and strategy."

 

 

Facts

Verandah, a 1,456-acre master-planned community along a 1.75-mile stretch of the Orange River, is being developed by The Bonita Bay Group™ Nearly 70 percent of the community will be open space, with 480 acres of common areas, golf course and parks, 416 acres of wetland preserve and lakes, 84 acres of upland preserves and a buffer along the river to maintain the unique character of the riverfront. The easement averages 80 feet and ranges from a minimum of 25 feet up to 200 feet.

 

Location

Verandah is located 20 minutes from Gulf Coast Town Center and International Airport and 30 minutes from Coconut Point Mall and sunny beaches. Only two miles from interstate-75 exit 141, Verandah is a perfect location just far enough to be away completely peaceful. Away from the hustle and bustle of Bonita Spring and Estero but still a short drive away to all the action.

 

Residences

frontVerandah offers a diverse selection of custom and traditional single-family homes, villas and coach homes. Offered by eight of Southwest Florida’s top builders, homes in the community are reminiscent of Florida’s past with unique architectural styles and accents. A variety of environmentally friendly options allows buyer to customize the level of energy efficiency, air quality and resource conservation in their homes. The Florida Green Building Coalition will certify all of Verandah’s single-family model homes. Certification is based on meeting benchmarks within each of eight categories, including energy efficiency, water conservation, indoor environmental health and the use of environmentally friendly materials. Buyers will have the opportunity to customize the level of green features in their homes. All single-family homes will also be certified through Florida Power & Light Co.’s BuildSmart™ program for energy efficiency above and beyond Florida’s building code, conserving 10 to 30 percent more energy than homes built to code.
 

 

Green Community

Verandah is being developed using “green building” practices that demand fewer
non-renewable resources and provide a healthier environment for residents. The Bonita Bay Group has created Verandah as a green community – the first in the state to meet the requirements of the Florida Green Building Coalition to be third-party certified as a green community. The certification process requires minimum thresholds in six categories: protection of ecosystems and conservation of natural resources; circulation of people and traffic within and outside of the community; use of green utilities practices; amenities; green-friendly community covenants and deed restrictions; and education and promotion of green living practices.

 

In planning Verandah, The Bonita Bay Group reworked portions of its site development plan to impact as few trees as possible, restored historic flow ways interrupted by previous agrarian uses, expanded wetland, uplands and conservation areas, and developed a perpetual conservation easement along the Orange River to ensure the future integrity of its unique ecosystem. The developer also restored and enhanced natural habitat to ensure the community continues to be a home to some of Southwest Florida’s most diverse wildlife.

 

Instead of building a large clubhouse, Verandah’s amenities center was designed within an expansive oak hammock with several individual buildings to reduce the impact on the trees. More than 100 oak trees and 1300 sabal palms have been transplanted in the community. Water conservation measures include the installation of a dual water system that will operate with reclaimed water for irrigation when the service becomes available in the area, and the use of native and drought tolerant vegetation in common areas, amenity buildings and homesites. The Bonita Bay Group has also teamed up with TECO Peoples Gas to offer natural gas, a more efficient energy source, to single-family homes and amenity buildings in Verandah.

 

Boat House

The Boat House, offering open-air and screened-in riverfront decks with incredible views and inviting gathering spots, a canoe and kayak launch for embarking on an adventure along the lazy Orange River, and Blossom’s, where residents can lounge at the sports bar and mingle with neighbors. An adjacent structure serves as a canoe and kayak livery.

Enjoy five beautiful Tru-Har tennis courts. Numerous tournaments and community tennis events are held for those at all levels of experience. Verandah has excellent instructors for a fee to help if your tennis game if it needs some work or a lot of work.

Technology

State-of-the-art structured wiring that combines fiber optics and coaxial cable brings high-speed data and video service to every home in Verandah. The technology offers: Always-on, high-speed Internet service at speeds 20 times faster than a 56k modem dial-up service; 77 channels of cable television; A “homerun” configuration that allows residents to plug-in new applications through a central control panel.

 

Broadband technology that allows families to use multiple phone lines, access the Internet, send faxes, watch TV and have shared access to VCR/DVD players simultaneously.

 

Additionally, the technology enables residents to choose upgraded features such as video-on-demand and remote monitoring of home systems. An exclusive agreement between Comcast and The Bonita Bay Group brings this cutting-edge technology to residents for one low monthly fee, included in Homeowners Association dues.

Commercial

 

Public Commercial Center

Residents have access to a public commercial center, located at the Center terminus of SR 31 at SR 80, without leaving Verandah. The center has been developed as a neighborhood center with a Publix grocery store, Walgreens drug store, Colonial Bank branch, and additional shops and offices. It has been permitted for a total of 160,000 square feet of retail space and 30,000 square feet of office space.

 

Marina

Off-site facilities for motorboats are available at nearby Sweetwater Landing, The Bonita Bay Group’s full-service public marina on the Caloosahatchee River, part of the Intracoastal Waterway. Located just minutes north of Verandah along SR 31, Sweetwater Landing will ultimately offer 70 wet slips, 245 dry slips, a waterfront restaurant, power and water hookups, gas and diesel, shower facilities and a ships store in addition to fuel, boat repairs and detailing service.
